NRS Chapter 118A applies to all residential rental property in Clark County. It defines security deposits (no more than three months’ rent for unfurnished units), entry notice, habitability standards, and the summary eviction process filed in Las Vegas Justice Court or Henderson Justice Court depending on jurisdiction. Nevada has a relatively short five-day notice for non-payment of rent.

Yes. The Southern Nevada Regional Housing Authority (SNRHA) administers the Housing Choice Voucher program across Clark County. We handle HAP contracts, annual unit inspections, and the split between voucher and tenant rent payments. Voucher participation is an owner decision; if you choose to accept vouchers, we operate the program competently.
