Nevada is one of the most operationally clean states in which to own multifamily properties. There is no statewide rent control. Nevada Revised Statutes 118A.190 generally preempts local rent control measures - meaning Las Vegas, Henderson, and Clark County cannot enact the kind of rent stabilization ordinances that have reshaped operations in California. There is no state personal income tax on owner distributions. The summary eviction process under NRS 118A is meaningfully faster than what owners face in coastal California.

Day-to-day operations of multifamily properties across Las Vegas and Henderson. Nevada’s landlord-tenant statute is comparatively clean and the summary eviction process is faster than California’s. We handle the full NRS 118A lifecycle: statutory notices, security deposit accounting (with the three-month maximum for unfurnished units), entry notice, habitability response, and Justice Court filings when an eviction action becomes necessary. Our screening discipline keeps eviction frequency low, but when one is required we move efficiently.

With no rent caps in Nevada, pricing discipline is the entire game. Resident Screening & Fair Housing

Every applicant is screened against a documented, written set of criteria applied uniformly: credit, verifiable income at a defined rent-to-income ratio, prior tenancy, employment, and criminal history within applicable Fair Housing rules. Consistent application protects owners from disparate-treatment exposure while filtering for residents most likely to pay on time and complete the term.

Housing Choice Voucher (SNRHA) Administration

In Clark County, the Southern Nevada Regional Housing Authority (SNRHA) administers the Housing Choice Voucher program. We manage HAP contracts, annual HQS inspections, and the split between voucher and tenant rent payments. Voucher acceptance is an owner decision; if you choose to participate, we operate the program competently rather than reluctantly.
